How much does it cost to skim a room in Glasgow?

The short answer
Expect around £440 for a small room, £480 for a medium room and £650 for a large room to re-skim the walls, and £275 to £575 to skim a ceiling. A plasterer's day rate is about £300. High tenement ceilings, cornices and damaged walls push prices up.
Key points
- Re-skimming the walls of a medium room costs around £480 on national guides.
- A ceiling skim costs about £275 for a small room and £575 for a large one.
- A plasterer typically charges about £300 a day.
- Most rooms take one to three days, plus drying time before painting.
- Check the walls are sound first. Skimming over blown plaster does not last.
Typical prices by room size
| Room | Re-skim walls | Plaster from scratch | Skim ceiling | Time |
|---|---|---|---|---|
| Small | £440 | £636 | £275 | About 1 day |
| Medium | £480 | £755 | £360 | 1 to 2 days |
| Large | £650 | £1,300 | £575 | 2 to 3 days |
"Plaster from scratch" means hacking off and replacing the old plaster before finishing, which is needed when walls are blown, cracked or damp.
What changes the price in a Glasgow flat
- Ceiling height. Many tenement ceilings are over 3 metres. That means more plaster, scaffold towers or trestles, and slower work.
- Cornices and roses. Working carefully around decorative plasterwork takes time. Repairing them is a separate, skilled job.
- The wall underneath. Sound walls only need a skim. Loose or hollow plaster needs patching or replacing first.
- Material. Lime costs more and takes longer than gypsum. See lime or gypsum in a tenement.
- Access. Top-floor flats with no lift, parking and waste removal all add to the cost.
- Textured ceilings. Older coatings may need testing before work. See is it safe to remove Artex.
How to get an accurate quote
- Ask for a visit rather than a price over the phone. Plasterers need to tap the walls to find hollow areas.
- Check whether the quote includes beads, bonding, protection, clean-up and waste removal.
- Ask whether ceilings, walls and making good around sockets are all included.
- Get at least three quotes for the same specification.

Drying time and painting
Fresh gypsum skim usually needs at least a few days to a couple of weeks to dry, depending on the room and the weather. It changes from dark pink to an even pale pink when dry. The first coat of paint should be a thinned "mist coat" so it soaks in. Lime takes longer.
If you are hiring a decorator to follow on, book them for after the plaster is dry. Our guide to decorator day rates in Glasgow covers the next step.
Plan the order of work
Skimming should come after any rewiring or plumbing that involves chasing walls, and before decorating and new flooring. If you are planning a rewire, do it first so the plasterer can make good in one visit.
Questions
Can you skim over painted walls?
Yes, as long as the paint and the plaster beneath are sound. The plasterer will usually apply a bonding coat or PVA first.
Is skimming cheaper than plasterboard?
For walls in reasonable condition, skimming is usually cheaper. Where walls are badly damaged, dry lining with plasterboard and a skim can be quicker.
How long does a skimmed room take to dry?
Often a few days to two weeks for gypsum, longer in cold or damp weather. Lime takes longer still.
Do plasterers in Glasgow charge by the day or by the job?
Both are common. A fixed job price is easier to budget for; a day rate suits small or uncertain jobs.
