Good firms that missed out on this edition
We built a long list from Google Maps, Checkatrade's Glasgow builder search and the Trusted Trader builders category, then checked 22 firms in depth on their review platforms, their websites, MyBuilder and Companies House. Each got a score out of ten from the checks on the right. The table is that score, highest first.
Roofing companies that also list building work are ranked on our roofers table instead.
There is no licensing scheme for builders in the UK. Our second check rewards independent vetting, a named registration or approval, and a second vetting scheme. Responsiveness has not been tested yet; scores are based on the other three checks, scaled to ten.

Building work is where the biggest sums change hands, so a little checking up front saves a lot later.
Extensions, loft conversions and removing load-bearing walls usually need a building warrant from Glasgow City Council before work starts, and some need planning permission too. Ask who is responsible for drawings and applications, and do not let work begin until the warrant is granted.
Ask for a written quote that breaks the job into stages, lists what is included and excluded, and names who supplies materials. A vague one-line price is a warning sign.
Work on common parts of a tenement, such as the roof, walls or back court, normally needs the agreement of the other owners. Check your title deeds and speak to your factor before you commit.

Almost always. Extensions, loft conversions and structural alterations usually need a building warrant from Glasgow City Council, and some also need planning permission. Your builder or architect should confirm this before work starts.
Many Glasgow builders also do joinery, kitchens and bathrooms. We score each firm the same way on every table it appears on.
